<br />Brinker International has submitted a conceptual site plan for a 280-seat restaurant, which will be
<br />located at the intersection of GA 74 and Market Place Boulevard within the overall Market Place
<br />retail complex. The subject parcel is 1.97 acres in size and is located immediately south of the
<br />existing Chili's development.
<br />
<br />The Applicant has worked elosely with City Staff and Pathway Communities to modify the site
<br />plan and to ensure the building blends in with the existing architectural character of the overall
<br />retail center. Although the building will face GA 74, the elevations have been modified to provide
<br />significant architectural detailing on all sides.
<br />
<br />The site plan indicates a retaining wall will he installed adjacent to Market Place Boulevard. At
<br />present, the Applicant has indicated this wall will be an earthen-gabion wall system which is
<br />similar to the retaining wall in front oflhe Chili's site. Landscaping can be installed within these
<br />walls which will eventually cover the entire wall with plant material. Additional plant material will
<br />be necessary in front of the wall to assist in screening this structure from view.

<br />The site plan indicates that parking for 93 cars will be provided for this development. The
<br />Applicant has indicated that parking for 125 cars is typically provided for this type of restaurant.
<br />Although there are no cross-parking easements or agreements with the Staples development, Staff
<br />has recommended that this parking area be utilized for overflow parking.
<br />
<br />Access to the site will be provided from the internal Market Place Connector and from the
<br />adjoining Chili's site. Storm water detention will be handled within the existing. shared detention
<br />facility adjacent to the Chili's development. The Applicant has provided schematic architectural
<br />elevations, building materials and exterior color schemes. all of which will blend in with the
<br />overall Market Place retail development.
