On Saturday, June 27, 2009 members of the Peachtree City Airport Authority (PCAA) and staff met at the Towne Club Community meeting room in Peachtree City, GA for a planning retreat. Wrap-Up and Adjourn Expectations o Develop plans for concrete progress o Get the plan in writing and envision the future o Develop a well-defined snapshot of what the airport will look like in 5 years and in 10 years o Set clear goals and strategies - all get on the same page so we are not working at cross-purposes o Develop a focused business plan with short term and long term goals so that we can develop a strategic marketing plan o Develop our focus on where we collectively want to go in a 3 - 5 and 10 year timeframe o Move forward on plan and with the implementation of the plan o Make plans to be the best general aviation airport in the Southeast- develop very specific goals to get there o Develop and implement the vision as a unified team o Develop a 5-10 year plan with the flexibility to accept available funding o Develop a plan with goals that will challenge future authority members to stay the course o Develop a good 3 year plan based on where we are today Visioning the Future of PCAA 2019 The participants were lead in a visualization exercise in which they were guided to see Falcon Field in the year 2019. Individuals were assigned to three small groups and each asked to share what they saw, heard and felt in their visions of the future. The common themes were recorded and presented to the larger group. The small group reports follow. Group 1 Much more traffic - recreational and jets 20 or more jets are based he're There is separation between jets and the rest of the traffic Runways and facilities are upgraded Customer service orientation - very welcoming Full service aviation center'- upholstery, paint, repair Domestic flight training A&P school, aviation management degree program, and advanced degree program Debt free with $800,000 annual profit Hotel and conference center on airport property Recognized as one of the premier airports in the country Very large hangar (for a Boeing aircraft) for simulation training; flight attendant training / retrofits, etc. Group 2 Lots of activity Long waiting list of tenants; "It's THE place to be" Sense of ownership; community leaders (city and county) are proud of the facilities Competitive pricing Best of "Southern Hospitality" for all users -small and large Beautiful landscaping New corporate areas and a rotary area; residential facility Energetic, involved management Self-supporting, growing organization Internal fees- retention of hotel/motel taxes and fair share of ad valorem taxes Highly professional all around, mutual respect and true ownership - tenants, management, etc. Smiling, happy gathering of all board members, employees and tenants Group 3 Beautifully landscaped Veterans Memorial Control tower Large ramp, new equipment Large hangars, full of airplanes Expanded terminal lobby Excited crowd, optimistic - positive comments by all Headlines: Falcon Field lands aircraft manufacturing facility creating 200 new jobs; Falcon Field sets records in on-field business development; Falcon Field Best FBD in the Southeast' New two story terminal Areas C and E are completed,"Area B is underway We wish we had purchased more land so we could be even more successful We're debt free, financially self-sustaining Positive county participation Float-plane base on the lake Hunting preserve is still across the creek Bird strike prevention devices with new technology Grass strip Cargo rail link to area C Successful restaurant Beautifully landscaped facilities Small planes can taxi up to the restaurant Area E is opened up and occupied by CAP and Georgia Air Show Hangars for entrance to Air Show Most courteous service - everyone feels welcomed Employees give 150% Corporate and private aviation have separate and equal facilities There is a new play ground for kids Good public viewing area Meeting area Fuel farm / water plant area / area E - on the hill is developed Common Themes of the Visions ./ Beautifully landscaped airport properties ./ Friendly staff ./ "Southern Hospitality" ./ Sense of ownership by all ./ Highly professional operation in all areas ./ Bustling business - jet traffic and general aviation ./ Self-sufficient - financially self-supporting ./ Separate and equal services (corporate and general aviation) ./ Tenants are proud to be a part of PCAA ./ There is a long waiting list of potential tenants ./ Restaurant at airport is successful and serves great food ./ The airport strongly supports economic development and is viewed as a strong partner by Peachtree City, Fayette County and the state ./ Job creation ./ All areas are built out ./ The airport is an economic engine ./ It is a community gathering place. Mission Following the listing of the themes common in each small group's visions, the existing Mission Statement and Objectives were examined to see if they were in line with where the PCAA wants to be in 2019. The group decided that some refinements were required. Different small groups were created to develop new mission statements and objectives. After presentations by each small group and discussion, the larger group selected the following Mission Statement and Objectives. They also felt strongly that the Mission and Objectives should be on display in the airport terminal, visible to all employees, tenants and customers of the airport. Mission Statement "To be the premier regional airport serving the metro-Atlanta area providing superior services and facilities with competitive pricing" Objectives L Operate the airport in a professional and safe manner through sound business practices that assure financial strength; 2. Sustain an acceptable mix of general and corporate aviation with outstanding facilities, premier serVices and competitive prices; and 3. Create an attractive gateway to Peachtree City, Fayette County and the region to promote tourism and sustained economic development. Goal Brainstorming Following a brief business meeting of the PCAA, the facilitator asked the participants to work in small groups to brainstorm potential goals for the organization. The goals were to be designated as Short Term, Mid-Term and Long Term. See color code below. these goals will be shared with the Focus Committees and each Focus Committee will be asked to help prioritize the goals, including developing a proposed plan of how to fund their priority goals. A follow up workshop will be held in August to further refine the action plan. Color code: -- ~ Profitability I Revenue - ~ Marketing - Safety Improvements Capital Improvements - Expansion !J Richard Whiteley is developing a detailed business plan for the PCAA and will be sending out a request for assistance in "flushing out" components of the document to authority members and staff. The work of the group during this retreat has provided Richard with adequate information for the portion of the document related to future of the airport. The facilitator concluded the meeting with a review of the expectations and thanked the participants for their diligence and wished them great success. She was thanked, the authority members and staff were thanked and the meeting was adjourned. II.
