<br />ARCHITEeTURAL GUIDELINES FOR ~.KEWOOD SUBDIVISION

<br />The following are architectur~l guidelines
<br />
<br />(the
<br />
<br />"Archi tectur~l Guid~l ines',,) which govern the design, construction
<br />
<br />and land:3c~ping of ~ll homes in Lakewood Subdivision (the
<br />
<br />"Subdivision") .
<br />
<br />The Architectur~l Review Bo~rd (the "ARB"),
<br />
<br />which as of the d~te hereof consists of Kenn Oakes and others at
<br />
<br />PCDe designated by him, will administer these guidelines and ~ll
<br />
<br />decisions of the ARB shall be based on these guidelines ~nd on
<br />
<br />the Decl~r~tion of Covenants ~nd Restrictions for L~kewood
<br />
<br />SUbdivision (the "Decl~r~tion") which Declaration is supplemental
<br />
<br />to these guidelines ~nd is incorpor~ted herein by this reference.

<br />The approv~ls required herein shall be gr~nted or withheld by the
<br />
<br />ARB solely on the b~sis of the determination of the ARB ~s to
<br />
<br />whether or not the matter as to which a request for approval is
<br />
<br />
<br />made complies with these guidelines and the Declaration. In
<br />
<br />order to facilitate and expedite the ~pproval process, any party
<br />
<br />(a "Builder") planning the construction of a home or landscaping
<br />
<br />or performing any other work on any lot (a "Lot") in the
<br />

<br />Subdivision should review these guidelines in conjunction with
<br />
<br />such planning and consult with the ARB as to any questions such
<br />
<br />Builder m~y have with regard to the provisions of the guidelines
<br />
<br />and/or the Declaration prior to the commencement of construction.
<br />
<br />Upon the completion of construction and the s~le oL the property
<br />
<br />to a resident homeowner (the "Homeowner") these guidelines shall
<br />
<br />continue to be applicable to any changes or modifications made by
<br />
<br />the Homeowner to the improvement and the landscaping on the Lot.
<br />
<br />The intended purpope of these guidelines is to assure that all
<br />
<br />dwellings, other buildings and landscaping constructed, erected,
<br />
<br />placed or installed in the Subdivision shall be substantially the
<br />
<br />same in terms of quality of workmanship, materials and
<br />
<br />appearance.
